You can fit about 600sft in 2 40 yard dumpsters.

I do not, however, pay for yard treatment (tick/ mosquito treatments).

Look for things that will make it undesirable to future tenants like busy roads, no yard, no parking, quirky layouts, etc.

The problem is the house looks awful. there's a derelict car at the end of the driveway, a stash of agricultural and miscellaneous tractor and equipment parts in a pile at the corner of the yard, a boat and his collection of high voltage electrical apparatus like a couple diesel generators, inverters, etc.

It’s a triplex 3/2 each unit 2 car garage with front and back yards.
