This is not a typical scenario happy warm house/brag about being homeowners this is strictly business and to give us a roof over our head as we transition in life (I work a relatively higher paying job that may not be around forever; she is in nursing school).

It needs new windows, new roof and new floors.

Many with terrible roofs that look 30 years old, where you can see bare wood in many spots with missing shingles. 

Generally the intent of that would be for actual fire or major flooding, roof or floor collapse, or similar dramatic incident.Turnovers are a separate issue, and we always coordinate closely with the Owner depending on the level of work needed.

But it’s working for me and I love the cash flow and the fact that I’m helping less fortunate families get a roof over their kids heads.

The roof still works but it's Actual Value is 50% of the replacement cost.  

The last thing you want is to rack up a debt, graduate school, not find a job, then have student loans come in and over-burden your financial posture.

In our case, the shower vents were not hooked up to anything, and we had to install roof vents and hook up the shower vents to the roof vents. 

The buses with open tops can be a cool roof deck with panoramic views if you are in an open space.

Refinished floors, new windows, replaced roof, updated electrical, updated plumbing, new hvac, new water heater, and punched out back of house and added walk out deck.
