There is a unit below me so I am sure the landlord won't want the carpet removed for sound deadening reasons andI am sure he won't pay anything either...reputation around here.

I think they are struggling getting others to use them to sell property since they have quite a bad reputation.

There is a bit to be said for trying just as a learning experience, that also has a down side to your reputation with the agents.

@Phillip Jewell  Hi Phillip - I never had any mentor and personally not sure how good idea it is to pay someone for their advice when you are taking all the risk & doing the work. 

I know some buyers operate that way but it's frowned upon by most reputable investors.  

Sure way to kill your reputation-take a poor deal to the market, and claim to be a wholesaler.My recommendation?
