I have Quicken which I believe I'll use more this year but curious on how to scale this properly. 4) Tenant Reminders - Don't currently do this since I live in the building. 5) Communication - I have email/letter templates from simple lease renewal reminders to a welcome letter for new residents reminding them of policies, procedures, and provides helpful info6) Repairs/maintenance - This is not automated at all.

You casually remind them that their pet tarantula escaping from its cage is actually not considered an emergency according to their lease agreement and that they can contact you again during business hours to address it, but that they would be billed for this as it is not an owner covered expense under the lease agreement, and then you roll over and go back to bed and more than likely they don't call you back about the issue and it magically goes away. :-)

I also send out regular email reminders to tenants for things like HVAC filter changes and other maintenance they need to upkeep.

RE: Mind Meister is great at freeform mind mapping to help inspire ideas and collect your thoughts, I wish Onenote had this feature but I think it is too close to MS Visio so Msft did not include it.
