Chris,Remember that getting a HELOC on your primary residence now means that you are putting your HOME at risk for your investing.  

Remember the 3 F's...be Firm, Friendly and Fair.

Once you have your Heloc, just make sure you remember to be very conservative with your flips and you will make money.

Remember, what most people call B properties are really C (which is not all together bad).
