I'm not super up to date on Kansas tenant-landlord laws and regulations but in most states, you have more leniency when it comes to choosing tenants for a primary residence.

It is (and should be) tightly regulated.  

We do need better ethics & regulations yes.

I know some lenders go by different regulations. 

The regulations which are popping up are also keeping my anxiety levels high..

From high tax sand high regulation states to low tax states and low regulation states.Of course it is worth mentioning this is percentage of population, so the number of people is relative to the size of the population. 

You probably should not be trying to interpret regulations or guidelines for people and telling them "by following that guidance they will know if it qualifies" because that's not everything to consider here and we're talking about high stakes with regards to mortgage fraud. 

The real reason I think most people are bullish on Austin is because of the diversified economy and the restrictive housing regulations.

For as long as COVID Eviction moratorium is in effect, no landlord can evict their tenants regardless of whether the lease has expired or not.I am still reading up on the regulations, hope to get some clarity on this. 

That’s simply because hard money is in the private industry, aka way less regulations.
