AttomData has a few more data sources than zillow and they licence their data for resale similar to landgrid ( I'm sure you can just get a regular consumer grade API from them as well).

You can do this by going to local investor meetings regularly and talking with everyone, until you find that person you can bring some value and learn from them at the same time.

Because DSTS qualify as real estate for 1031 it is almost a surety that once someone owns a DST they will always 1031 when that real estate is sold - either into another DST or back into regular real estate.
