you could have it inspected by somebody with state license.. to sure there are no hidden problems. it would be worth the couple hundred dollars to know from an unbias source. and IF by chance the person selling it doesnt agree to let you- then let that be a red flag.

Keep looking and you will find a deal. double check most of the wholesalers in the area. some have decent deals and others are no deal at all; no meat on the bone for you.

The day before closing, which is when the movers came to pick up the items of the house, the owner calls me at 6pm, several hours after the movers have left and delivered the stuff to storage, and says the movers didn't get everything so they were in the house trying to pack all of these big items in to a car smh.
