Since the LLC for a rental is predominantly used for asset protection, we always refer out to attorneys to form the entity.

I recommend adding "Personal Injury Liability" endorsement to the policy (protects against Liable, Slander, Wrongful entry, ...). 

To protect yourself from big losses you should value the park based on the portion of rent that can be allocated to lot rent and if you have to value the homes then value those based on shell value or what you can comfortably sell them for. 

Of course rate and terms are something to consider but knowing they can perform/close and protect your reputation in the process is key.

Anybody in this community who works in insurance or with legal expertise could comment on whether tenants liability can be argued?   

This would mainly protect them against tenant slip & fall lawsuits.Agree with everyone else above that they should not be asking you to provide workman's comp insurance - that is their problem.

You can have all the marketing and advertising in the world but if you're not the valuable agent/realtor guess what, the vast majority of people will do some level of research and they will stumble upon a person who has years of experience, expertise, and they intelligently think "hey, this is serious, it's a lot of money, let's be smart and get the best person we can find on this not just any old person". 

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

I just want to be cautious to pulling in only those critical expertise.
