So, I worked with some real estate agents to find distressed properties, found some cash buyers but still got no where, more so because the agents I worked with that claimed to be investor friendly knew nothing about wholesaling .

@Jason DiClementeIt is done professionaly based on home inspection carried out by previous potential buyers that fell thru due to buyers income situation. i dont plan to.apply permit in short span, long term i will have to spend more money if necessary to right things, that is the risk i thinks is woth taking for the deal.Thanks for your suggestion.

Heck, even if they were in decent shape if the deal is that good you’ll have a handful of Investors offering all cash just to secure the deal over financed buyers.

@David C.Yeah i had read many multi family buyers in the market are waiting to see what happens Thing is even if it fails they could still come up with something else .I could see how people that already own might just hold ... but seems like a lot of uncertainty right now

DEFINITELY not like the TV shows (which are not reality) but if you advertise the auction, you could recoop losses by bringing buyers that know how to resell the products inside (if/when applicable to what's stored).

But in order for a buyer to get a 1st mtg, all these ccr’s were amended so the HOA is subordinate to 1st mtgs, otherwise banks wouldn’t have lent on them.
