The market is highly inflated here (up to 7x Wichita prices), so i decided i would buy in Wichita for cash flow.Luckily i found a deal pretty quick, and I'd have to say it's exactly what I was looking for.

They list all their contact info clearly, and project a pretty legitimate image.I'm a property manager and got a spam/promotional-type email from them, saying that they do tenant screening for FREE.

I decided last year to embark on a different strategy than my normal buy and hold investment strategy given that the market for buy and holds in California has become a lot more difficult where we have seen CAP rates move to less than 4 in some areas (San Francisco, Bay area) and only 6-7 in sub markets such as Sacramento and Stockton.The math has been pretty straight forward.
