I have been concentrating on buy-and-hold rental properties in more rural areas of North Florida and, to a lesser extent, the Ft Lauderdale area and I've seen the same thing:  Prices have risen more quickly than rents to an extent that it is difficult to find properties with the right fundamentals.  

I had initially tried to venture into OOS investing last year by using the TurnKey Model, but quickly realized that the model is not for me.

VanEd was boring as hell but I finished quick and passed both tests first attempt

You're not the only person in California with your problem... especially in Southern California.If you're a beginner investor, you'll probably feel a lot more comfortable if you can quickly get to the property in the case of an emergency.

I don’t see why you can’t get some quick patch and maybe some seal coating.

If you win the bid, you have to get your paperwork and funds in quickly or they can withdraw the offer.   

Once you have done a few of these you will have nice tight numbers for the whole process that allows you to know quickly if a property your looking at will fit your mold.
