I just went to refinance on one of my BRRRR projects & did a quick number spread on return on equity & realized I was in a better spot to sell & 1031 leveling up to a better property.  

We managed this project remotely, investing $125,000 in the property.

"Like clockwork" is a lofty goal.

The more I think about it the bigger deal this project is..... 

I say new bc recently I regained a huge passion for real estate even though it had always been the end goal plan.

It’s important to figure out your goals and objectives, and then that will ultimately give you a few areas that you can narrow it down to.

My current goal is to purchase my first cash flowing rental property by the end of 2024.

My first investment was a condo, and I wish that I would have either waited to save up more or taken on a project to buy a single family home.

However, I can’t condemn a method of financing that has proved successful in many of not most instances in allowing participants to accomplish their goals because it’s being misused by some disciples of irresponsible real estate “priests”
