Hi All,I'm a new real estate investor who's been trying to aggressively network with out of state parties (realtors, property managers, lendors, etc) for making a potential purchase.Due to distance, I'm worried out-of-state investors aren't always top of mind or receive pocket listings compared to local buyers or investors.

If the problem did not cost the tenant out of pocket (only what you authorise) then compensation is not required.

I will need to have a hard money lender in order to purchase my first house but am not sure if the network place on bigger pockets is the way to go.  

As to the other 50% you have three choices. 

Here are the questions I have on layout:1)  I can go two stories tall with a full basement - or - three stories on a slab - or - 2 stories on slab2)  What is ideal mix? 

However, I still calculate for vacancy so I don't have to reach into my pocket again for that particular property. .

@Samantha Lotti you’re off to a great start doing your first partnership deal and now you’re networking here on Bigger Pockets.

If they don't answer the door, at least open the door to ensure it's occupied then lock it up and post a notice demanding they contact you within 72 hours or face eviction.They could be dead, abandoned, moving in their three friends and sixteen cats, etc.
