The factory built manufactured homes on permanent foundations which meet the new MHadvantage or ChoiceHomes lending guidelines do offer construction cost savings, but these are HUD standard (1X top and bottom plates, smaller plumbing sizing, different materials allowed) not building code standard and they are constrained to single story etc.

It sounds like you're off to a great start with your portfolio already and you'll definitely be on track to grow that with the further learning & vision you've outlined.What kind of method are you using for the 2 properties you have near USU?

I'm just starting the process of saving up to get into real estate investing, and also starting to research my best method of getting involved.

But they are both professionals, and calls about stopped up plumbing or a snake in the dryer (we've had calls on both of these things in the last two weeks) sometimes come at very inconvenient times.   

I assumed that after getting 3 or 4 properties through methods of co-signers, I'd make contacts and be able to use OPM's from there.

In order to do this I will have my team in place to take care of the tenant issues or repairs needed like, plumbing, AC, electrical and handyman ready in case of any issues with one of our rental properties. 

I will use the brrrr method.
