When mom and pop look at a property they are wanting cash flow, they need to eat off their investment, the corporate owner looks 15, 20 years out, cash flow can be at a lower ROI (can be, not necessarily is) but they are long term players.

While my goal is to attempt to work with the borrower whenever possible to produce a win-win outcome (they stay in the home and begin repaying, and I earn a tidy profit for them doing so), in reality this only occurs for around 1/3rd of the deals I do.
