Which of these areas would be a better play for house-hacking in terms of likely appreciation over the years and rentability to potential tenants?

They should have current experience and plenty of it2.

In a saturated market with high traffic, the play is to create properties that are decorated and themed extremely well so they will pop out online.

It's a blocking and tackling, play the long game market right now.

How was your experience investing in mobile homes?

Would like to hear anyone's thoughts who have experience selling rental properties in Texas. 

But I'm curious as to the collective experience here.

Meaning:- can you self manage OOS - do you have experience in your neighborhood with any rental properties and dealing with tenants - will you go with a PM. so what if we all found our best market , but don't have a good team, didn't find the right tenant , don't know what to do when the tenant calls at 9pm in the night ...etc etc .. its  a process, not just finding the best market.
