I never got it, and not to offend anyone but personally this concept physically made me sick and gave me this level of claustrophobia within my own mind.2015 I quit the corporate job, bought 2 houses on the same day from another investor, leveraged the heck out of it, and flipped them.

That nice young couple with the FHA approval isn't going to take on a bathroom renovation, or worse. you have investors I am an investor I have closed on every deal I put into contract I only go into contract with the intent to close. were this whole thing gets wonky is the wholesalers only intention is to flip a contract so they are not investors.. they are risking no capital other than their mailers etc.. but the whole scheme is the broker of real estate plain and simple looks like duck quacks like a duck its a duck.. no matter what..

I tried to get direct to the bank but on this one ill let that go. 2 people have made offers bank wants to play ball and sell but the MI company thinks there better than the bank and should not have to take a hit or eat any costs.So here comes Lisa--My idea sick my lawyer on the MI company and have him lean on the MI company to either reduce or get out of the way because a foreclosure will wipe you out anyway.Man am I frustrated.

There may be an incremental increase in rent if it is nicer, but not nearly the kind of variance you will get on a sales price.I see beginner investors make this mistake quite a bit on buy and holds...they over renovate, and dont understand why they can only get $25 or $50 a month more than the very plain rental next door.

In my area many people use Sentrilock but I still use the plain lockboxes you get from Home Depot.
