Most banks and traditional mortgages "Do not" allow foe the property to be vested or quit claimed into an LLC unless it specifically states it on the closing disclosures.In most cases even on DSCR loans the Bank/Lender still requires you to sing a personal guarantee even if they allow the loan to be vested into the LLC.  

Same as an LLC with a personally guarantee  magically takes away the liability from the personal balance sheet as well.

(I'm personally happy this failed because I have two clients under contract on homes they plan to short-term rent -- one in the mountains outside of Colorado Springs and the other right near Breckenridge.) 

I may not be the best person to answer your specific question since I haven't used Cozy or Avail and I'm not familiar with those systems. 

The answer is going to be "it depends" as if it goes to court they will see if your neighbor had taken proper action to protect his property and the same will happen with yours.
