There is a minimal cost to set up and file taxes under an LLC as well. 

Set up individual Revocable trusts for each property, name them with the address: as in: The Flower Street Living Trust. 

There is no extra tax preparation for an LLC that is set up by a trust and it does not take hours to set one up if you hire an expert.
