I grew up in Riverside, and my parents even owned a fourplex there before they sold everything and retired out of state, so there are definitely good areas to buy in (good areas = non-scary neighborhoods).

@Cowan Bucks If you can buy a multi unit live in one unit for free or only 100 a month Negative and the fair market rent value is 800 or 900... then your making 700 to 800 positive cash flow.Unless you living at home with your parents for free..

I think many are turned (I took my parents with me and my mom wasn't too excited) but in my view opportunity always comes from meeting a need and I think would be helping both neighborhoods tremendously.

If they do, then I think my main challenge of the rehab would be ensuring that the 4th and 5th units get rehabbed to the quality of the first 3 units (which were done very well).I'm an out-of-state investor and my parents live about 30 minutes away from the property.

My parents own a house in an HOA in Sarasota FL, it was very mildly hit by Hurricane Ian, we've had a few contractors come out and look at the roof, one said we need a new roof, another said that the tiles are not up to 2005 code since it was built in 2004.

While I still have both of my parents, I can definitely see minor physical limitations starting to set in and my dad is not retired yet (6 more months... so he says :P)!

Hey guys,So I have my primary residence in Dallas and have been renting it out on Air B&B and living with my parents to see if it would make enough to justify as a rental (which it does thankfully).
