My understanding of that is things are new so they shouldn't break but if they do the builder has to fix it....it seems that lease-purchase tenants tend to take better care of the property...New homes and a warranty is not a bad thing… I was more referring to things that could be damaged that would not be covered like paint and carpet etc.

I do Complete Rehab, water fire, mold damage restoration, mold inspections, (re-builds) drywall, painting, post construction cleaning, carpet installtion and tearouts, new flooring, property management, I have 11 certifications, 2 are Master Certifications.

If I wanted to be completely hands off or buy rentals in another location, I'd rather buy a house needing minimal work, organize what ever work needs to be done myself (minimal work means some painting, flooring, cleaning, landscape) and pay a realtor to find a renter. 

Greening the building means greening my pockets...You are painting a very rosy picture of what the future may look like which seems part rooted in your own fantasy and part in leftist political ideology - former probably is just a product of the latter.

Never paint plain white, always a shade different.

Have spent around $7K on capital improvements (HVAC, paint, carpet).According to @Dave Foster's advice, looks like cost basis is around $94K.  

My recommendations are a good way to "level up" your analysis in ways that paint a more accurate picture of risk and return for investors.
