It's been great hearing other stories from folks outside of real estate, and I find that many of their ideas are still relevant to me in my own entrepreneurial endeavors even though they're doing stuff I have no interest in like reselling on eBay or running online retail stores. 

A lot of this has to do with outside drainage (grade sloped away from the foundation, gutters and downspouts pointed into the yard, etc.)

I also suggest a drive-by so they are not unpleasantly surprised by the neighborhood when they to the showing, and just keep on driving by anonymously as I wait outside.

The camp itself is generally outside the scope of what I "want" to be doing (more fix n flip), but still looks like it could have some information that I would be interested in (particularly marketing information).

That Burgundy door was apparently originally $1100  & I picked up a $475 full glass Pella storm door with the $85 lock mechanism for $55 (no damage) & we installed that outside the Burgundy door.

Perhaps you can't hear the highway from inside, but you can sure as heck hear it outside.

@Bob Jones You're going to be hard-pressed to find any duplexes for sale under $150,000 outside of the city.

And in this process my grandmother offered to sell me her three bedroom one bath single family in a suburb outside of Cleveland. $40k is the price she offered to sell it to me for and it's already in livable condition alongside a new roof, new windows, new furnace, and remodeled bathroom.

That being said there are still good investments just outside the A&M bubble.
