@Adrian Thomas- regarding the co signed loan...if your relative has  made  the past  12 months  of payments on this loan and you can  furnush  proof of this - many lenders  will allow you to  remove this  debt from  qualifying ratios

Minimal updates were made to the house before we bought it and we really wanted to invest in it so our family could use it through the years as a ski house which is why we justified the ~$300,000 in updates.
