The point is that actual cash flows are volatile and it is silly to attempt to predict a single numeric value projecting cash flow or ROI. 

I looked at one from before the Civil War and made an offer (albeit low) but it went to another investor.There are certainly things you have to watch out for with old properties (knob and tube wiring, galvanized plumbing, lathe and plaster, etc.) but parts of them were built better (I'll take a stone foundation over a cinderblock one any day of the week). 

Can rent rooms in OO unit to improve cash flow/ROI.There are also numerous books on syndication, but I would be reluctant to invest with a syndicator that did not have any investment in the deal.  

By the way, I've worked with Guaranteed Rate numerous times in the past to finance the purchase of some SFR investment properties.
