Add to that population is moving out of rural/suburban areas and into cites (where there is less available land at an already higher price and more building regulations) and you have a case of simple economics.That gets compounded yet again in dense/desirable cites (I live in Manhattan) where investment/ego purchases of luxury real estate displace other residents, push them to other neighborhoods, where they drive up prices.

I'm a new investor in the utah county area, I have been doing the calculations for numerous deals Provo,Orem,Springville,Payson,Eagle Mountain, Salt lake, American Fork, Lehi etc. and I have put in 8 offers in on properties in the last 2 weeks on multi families to single family homes and condos and all have been swept out from underneath me because I am only able to house hack these properties so I can only put down the 3.5% and I get the deal taken from me from other investors that are putting 20% down and paying over asking price for all properties.

There are numerous apartments, a Marriott hotel,  dog friendly parks, walking paths, fountains and small "lake", entertainment venues, night clubs, retail, boutiques, yoga, gyms, restaurants and personal care beauty services minutes away, There are many corporate HQ's within a few minutes drive, plus it is on the tollway and 5 minutes from 121.

Some regulations exclude this arrangement from the codes when the owner is sharing kitchen, bath with roomers.The plus to that is if they cause problems you do not have to evict you can simply put their property on the curb and lock them out without notice.

@Jon Holdman  I hear ya.. however in all my years of being a broker and in 3 states and closing deals in 20 plus states.real estate department if you called them on a EM deposit issue will simply say its a civil matter.. real estate department regulates the agents.. now if the agent misrepresented or stole the EM that's were the DRE comes into play.. or like with all these wholesalers selling property they don't own they will time to time jump in there.but contractual disputes they will punt.. now some states its customary ( south Carolina for one) for the RE brokerage to have a trust account and they handle the EM.. not a closing attorney or title and escrow like west coast.. but again the brokers in those situations unless they really are aggressive are not going to release EM until both parties sign a mutual release with instructions..
