I am going to fill out the application at bloomfield bank and see if they are more interested.Anybody in the Indianapolis area have any other commercial/portfolio lenders, that aren't strangled by the fannie/freddie 10 requirement?

At all of my properties we have pest control inspection every year and do 2 applications for insects, one in April and one in October, regardless if we see them or not.

My concern is that some emergency will happen or a maintenance request will be submitted that needs attention before I will return and I will not be able to handle it.As a result, I have called numerous South Bend handyman services but none seem to offer 24h service or answer calls.My question is, how did some of you smaller landlords handle this issue?

First you get a property under contract with numerous escape clauses including the inspection results.

I believe I had a strong application and a good shot at getting in.
