(I'm a licensed TEXAS agent)Make sure the offer includes some sort of 'sign for reciept' for the Seller, to insure the agent delivers the letter.From that point, it is up to the Seller and what they want to tell you about their personal loan info.If the agent does not present to letter, call his 'broker' and ask for the head guy.

There are times when we have to deliver news that may not be the greatest (tenant damage to property, major repairs needed at a property, etc.) and dropping the f-bomb every other word never helps the situation.

That little 5-10% taken for collecting the rent every month and managing the unit - most of that gets turned over to the insurance company for liability insurance that protects you as an owner and your tenants in case I mess up or someone I hire messes up, and workers comp that protects you and your investment in case an employee trips on the sidewalk while going to deliver notice, or a repairman falls off a ladder while cleaning your gutters.Since any reputable PM will likely be covered by these insurances, it means their subs also will need to have their own coverage.

Supposedly it is refundable if the wholesaler is unable to deliver good title but I have not ran into that situation.

Its really expensive to have your contractors go to Home Depot for an hour a day vs having the materials either delivered or already paid for and ready for pickup in the morning.The other thing I think is valuable is being a project manager.
