I enjoy the mental stimulation and challenges.Curious about your reasoning behind less risk in starting a company, My current logic just comes from reviewing data comparing the percentage of businesses failing with buying vs starting out.again, thank you for the response!

This isn't a green light to piss off people and run a scorched earth mentality but the notion that you must perfect everything before starting keeps many from ever succeeding. 

I would just be cognizant of not exhausting your savings because while cash flow can be found, there are ongoing costs associated with investment properties and you don't want one major maintenance issue to wipe you out!

Not worth the mental thought in my humble opinion, I'd rather put my thought towards the next deal or opportunity and not ruminate on small dollars. 

I have no issues with reaching out and asking questions, I've been doing it like crazy these last couple weeks and am exhausted. :) But it's worth it if I can make this difficult situation into a positive outcome. 

There is an issue with a tenant who is in conflict with the other roommates (she has a dog that she isn't cleaning up after, she's disruptive/ argumentative, and in victim mentality) and I think I possibly need her out. 

Perhaps they will leave peaceably when you post the notice, but even if they don't, you're very fortunately in Texas where they don't go out of their way to make evictions more painful for homeowners.I would also file the lawsuit against the former owner, who is either mentally ill (did they "forget" they sold the place?)

Then you need to mentally separate that relationship from the secondary tenant/landlord relationship. 

This is approaching it with a "buy and hold" mentality as opposed to a "fix and flip" one; that might change the calculation.
