I would just be cognizant of not exhausting your savings because while cash flow can be found, there are ongoing costs associated with investment properties and you don't want one major maintenance issue to wipe you out!

There is an issue with a tenant who is in conflict with the other roommates (she has a dog that she isn't cleaning up after, she's disruptive/ argumentative, and in victim mentality) and I think I possibly need her out.

Perhaps they will leave peaceably when you post the notice, but even if they don't, you're very fortunately in Texas where they don't go out of their way to make evictions more painful for homeowners.I would also file the lawsuit against the former owner, who is either mentally ill (did they "forget" they sold the place?)
