Hi , I'm new to this site but have been working as an RE agent for over 13 yrs.

Just sent a $40 p/m increase from $1025 to $1065. it had been 3 yrs.Sent $55 to another, had been 6 yrs 695 to 750.I have rented before and getting an increase every year, as I did was really annoying.

I'm using a VA loan, 4% for 30 yrs.  

Our one senior tenant has been there 20+ yrs and we've never had trouble renting the second unit.

Net income=$4,471 or $53652 for 1st year.ROI on 300K down = 17.9%These homes were bought for $125k 5 yrs ago.

I plan to use the home for a couple of yrs as a primary residence but would like to have a good amount of equity at the end of the couple yrs without putting a substaintial down payment down.
