No need to try to be deceptive, just tell everyone exactly what you're doing, be sure to have "and/or assigns" on the contract and make sure you are marketing your position in the contract, not the actual property.

In Maryland it varies by county, after doing some research and talking to landlords, in some counties the eviction process is much simpler and they take the landlords side especially if you have a clear lease and can explain your position to the court.

He has PCS orders and they are moving out at end of July.Couple downstairs with dog is non-committal about their plans, have given no notice, but MIL guy has suggested they are looking for a place and may move before or by end of one-year lease in mid-September.MIL guy has explained that he and his wife live upstairs and maintain that and the front yard, and the other couple with the dog live downstairs and maintain that and the back yard.
