I think that is my main issue right now is that I'm having trouble finding a lender that will count projected income from the potential rental and/or count my current rental income towards my DTI. 

The once new basement half bath needs work, the main floor 5x8 bathroom needs to be redone,  as well as an upstairs 5x8 bathroom.   

You would also still have a fuse box, unless it has been replaced with a breaker panel.On the plumbing side, your main drain lines and stack are likely cast iron and would be 70-75% through their serviceable life.  

Looks to me like it would be marketed mainly to owner-occupiers, who won't mind the negative cash flow, because its ongoing cost is less per month than if they were to buy a new SFR instead.What doesn't look right about the report?

However, I am a member of several different companies organized as Limited Liability Companies (LLCs) where members invest in a project (Single Purpose Entity) or projects (like a real estate LTH company) jointly, similar to (but different than) what you may see in a syndication or investment club investment.

Since then my main, unrelated business tied up funds for years.
