The main place i go to is Zillow but there isn't any telling if any property that's fsbo is the actual owner ready to sell unless its a Realitor that has the property, if it matters.

To your question, I'm of the mindset you should analyze house hacking investments as though it was a straight rental investment to determine if it's a good deal or not, main criteria being return on investment and whether it cashflows.

Last I heard as of June - July, it was said you couldn't rent the ADU and main dwelling, but it seems that's changing.
