Ask other investors who they are using for their hard money/short term loans.

All,I have a short term rental in the Texas Hill Country that is in a neighborhood that has deed restrictions.

If its only a month or 2 short you might be able to make it vacant for sale and make it a primary residence for a short period before selling.

In general,  capital gains tax is almost always lower than income tax unless it's a short-term capital gains.

@Josh Mac we agree with 100% of what @Travis Biziorek has written, but...An OOS investor can't search for properties or learn anything about the City of Detroit market with a "block-by-block" approach:(Yes, zip codes are too big and will lead to bad experiences.We believe you can use Neighborhoods to narrow your search to a reasonable area and THEN use a block-by-block strategy as confirmation before signing a purchase contract.
