It's rather confusing, especially since VA has an example right on their website that contradicts their own rules!  

There are quite a few proven ways to make money in real estate that don't get much play on this website.

The vast majority of the condo conversions we've done have been largely, seller financed.

, but we'll never be approved for a large enough loan to purchase the houses around here which are $550k+ to live in a "safer" neighborhood. 

An investor asked me recently in Richardson (Dallas, TX) where we recently acquired a large value add apartment what was the occupancy level during the 2008 downturn on the average apartment in that submarket.

I have chosen a few markets around the USA to begin with including Des Moines, Salt Lake City, and the beautiful Pacific Northwest (I know large area, refining based on potential relocation) to start with but trying not to limit myself at this point.

From what I've been told elsewhere the Riviera isn't that great and large percentage of vacancies.

I do have additional cash on hand to invest but I would like to use the equity build up in these two properties in addition to put myself in an even better position to purchase either a couple more SFR or a Multi family.Both homes are located in Nampa, Idaho and are financed through a large bank, not a local community bank which I would like to start building a relationship with.I would appreciate any advice.Thanks,Devon
