I realize GA is considered an 'attorney' state when it comes to closings and that a title company may still be an attorney (or have attys on staff) but just marketed in a different way (as a title company vs. a lawyer's office.)Most of the atty's I've talked to tell me "Oh that's illegal now" (false) or one was honest and said that if he did that (double closing, dry-funded) his title insurance company would be highly upset and he could be dis-barred (although I wonder about the dis-barring part..)

In my area it is common for larger property management companies to have leasing agents on staff and pay them either hourly/salary or commission or both.

With hundreds of people joining each month at $20k per person, the hundreds of millions of dollars should be invested into paying customers- not a fancy office and inexperienced staff that are probably getting paid minimum wage or low hourly rates.

In English, they do not have to let the Board of Health, The Police, The Fire Department, Maintenance Staff, OR especially a hungry landlord who wants a tuna sandwich from the resident's fridge at 1:26 AM.

Then, his superior, who was maybe the CEO - another executive anyway - actually wrote an email or put something in the company newsletter telling the entire staff of the company all about what the naughty executive did.This damaged the fired executive's reputation and his career, and he sued for libel.In a landmark decision, the court found that even though the boss told the truth about the naughty exec, because he'd acted with malice, to deliberately hurt the guy's reputation, the court found the boss guilty of libel.So, the bar has moved as far as what libel is, too.  

Issue is getting my lazy staff to post to CL.

Like larger MF rental developments that require a staff, the Third Gen facilities with 600 to 1000 units typically do require 1 to 2 people to manage, and sell additional products:  insurance, boxes, packing material, truck rental, etc.  

Electricians, plumbers and the like are considered essential staff and will likely not be laid off or closing their business any time soon.

I wonder if they are starting to staff up for that or will continue to try to help those struggling to pay mortgages out in a different manner like we saw last month with payment deferrals or take 3 payments add it to the end of the loan type of thing.Plus homeowners tend to stay as long as they can.. and of course many of them will need short sales if they are FHA or VA or whatever low down situation they used to get into the home..

I think there is nothing that can replace a visit to the area and viewing the sellers work, office, and team (staff).
