I’m curious if truss delivery is still taking a long time.I imagine the recent storms have set you back on your timeline, and wish you clear skies going forward.  

The property has been in the same family for 30+ years and has been well maintained. 

Buffett let the cat out of the bag years ago on mobile home parks and you're not going to fall into tons of discounted deals on anything right now.  

Local mobile home movers may follow current local codes—or they may not.

The good news is the home is in a great location and we should be well under appraised value with the purchase/rehab/holding cost.

Just as was mentioned above with the HELOC, I would use same philosophy with your 401k.

I just started my due diligence phase, but the first thing I need to do is better understand the financial feasibility for the project, and how the return might compare to other investments we have undertaken in the past, which have been mostly acquiring existing buildings and renovating, not new construction.
