But when I find a potential property, instead of sending a letter to property owners who may have no intention of selling, I'd like to find out if the property is owned by an absentee owner, owned by a trust, etc.

@Anthony Gayden I don't think it was @Joe Kim's intention to sound like an elitist.

@Sam Leon  My thought is that the applicant is intentionally working the collection system to his advantage.

My intent was buy and hold, and add to my small but growing portfolio.

Again, no intention of offending anyone. 

You will/should be covered by the meaning of the word "intent."

It's not my intent to ignore the attorney's advice, but the structure recommended seems to have some cons that made me question, so I turned to my Bigger Pockets Community for a 2nd opinion.

Is there already a drafted offer to purchase (contract) out there that someone could share or provide guidance on where I could get a contract that I could use to lock down an agreement between myself and a seller with the intent to fix and flip a property.   

Lastly, Keep an eye on the purchase or intent to purchase agreement they have you sign to make sure you are not on the hook for anything outlandish.
