I'd call around today and see what kind of terms you can get and make sure this will work out.

I'll echo Brian and Keyonte, Detroit has some the most intense micro-market prices I've ever seen in Real Estate, and it comes with a lot of headaches.

I have a lot of spreadsheet info on my properties over a good period of time and expenses virtually never work out to 50% of gross rent where I am.
