The cost segregation of the property will be the best money back on the investment until it's phased out. 

If structured right TIF can be a great tool but just realize that you are signing up for a much longer design/planning phase, and a long-term agreement with the City that is recorded against the property.

I think this one will take a lender with some creativity or multiple lenders/ phasing the project.  

We have a pretty good system and it has made us some money but we are looking to move on to the next phase, commercial/mixed use multifamily. 

I'm still in information overload / analysis paralysis phase (less so me more so my SO), and want to make sure the investment is worthwhile.

It's mostly been stalled in the planning phase by the local AHJ (City of Atlanta).

If I had gone with an ADU in the initial phase of the plan, I most likely would have an ADU now and I would not be asking this question.That leads me to this question: Has anyone applied for a kitchen addition permit in San Diego?
