Recently I'm starting to look at East Orange, Irvington and Elizabeth for investment opportunities, just wonder how's people's general impression on the safety of these towns (compared to Newark, for example)?

I was under the impression that I could get a second fha loan if I were to show underwriters/lenders that I personally needed somewhere to live because all my units are spoken for.

From the impression I got from the current tenants, they plan on staying for a while.

I was under the impression that if we left the remaining tenants would need to discuss a new lease and handle that with the landlord.

Giving discounts gives the impression that your work is overvalued for the marketplace.
