I am self employed so I can go out to the site to manage the project of need be. 

I am a self-employed contractor and receive many calls during the day but I shut my phone off after hours as people have no respect of time off and I have 4 young kids that I want to spend down time with.

Further, I am still looking to employ direct mail and other marketing for off-market properties, perhaps even more now as a broker--so don't abandon your current marketing for the sake of access to listed properties.

However, I think I've decided that landlording may not be the best route for me.I also have a $20k retirement account from a previous employer that, even though it's gaining 7% annually, I feel could be put to better use.

Many of the vets at my local club own companies that could offer employment or even mentors/sponsors to help them stay on the right track.

Most loan officers look for 2 years full time employment and/or an associates degree in a specialized field.

It seems even having multiple 5-unit properties would not be enough revenue to keep a single person employed and still make a profit.  

Additionally, if you are employed by the company that owns them, you don't need a license.

I've collected several months worth of bank statements from both purchasers, a couple of bills (e.g. cable, phone, etc.) and am in the process of calling employers and previous landlords.

I am currently employed but will be severed from my company right before the holidays (our choice).
