One time I got "I'll have someone call you back with more info on that", one time I got another brush off but not before they let slip that the repair was billed at $180 *hmm* and the third time I spoke to a gentleman who said he was the owner and couldn't get me that info because he just changed to a new records keeping system and yada yada yada...Then I get an email from the property manager saying "[appliance store] s calling me saying you're requesting the invoice for the repair work.

Different business folks in a town would feel different about Amz moving into town in a specific community: 1>the real estate investor folks definitely would be excited 2>the renter not so excited 3> Hipster restaurant-er with money to spend would be excited to sell over priced food "experience" 4>Local Subway store would not be excited due to being priced out/sneered at 5>Hipster pour over coffee  and fancy latte "experience" owner would be excited 6>Local $15 mens Barber would not be excited 7> $50 Mens "Hairstylist" place will be excited 8> Some people who have been in that area for years and dont like things to change much will not be excited 9>Politician trying to do favors for Az will be excited ......As you can see there will be many people on both sides ,  it is impossible to make a sweeping statement for a whole community that everyone would be happy with things to come, in fact for many people its a fight for their life and their means on income.

in CA, Rotten Robbie seems to have a track record of buy contaminated smaller station, working the the remediation process (can take years w/ groundwater contamination), and then remodeling them with a large c-store.

I have not had commercial rental experience.Cash flow, Freedom and not wanting to loose what I had gained were high priorities.My goal was exceed $100,000 per year cash flow.I was being shown high quality NNN properties with 15 year leases backed by top companies like Gander Mountain, Shopko, Many Dollar stores in some small communities with higher enticing cap rates. ( as you know they have all failed) I pictured myself making a $35,000 per month payment with no tenant.

@Elford StephensLook into “pay near me” or “rentmoney” there are several options that give tenants the ability to make physical payments at Wal mart, 7-11, CVS, Kroger and other chain stores.
