The oreforeclosure game, especially since so many end up like this at the 11th hour, is a game for Cash buyers.....not those needing to finance or trying to wholesale.

From a technical perspective I also run into a lot of investors that: 1) Don't understand the basics of title, transfer, assignments, endorsements, deeds etc.

So I closed on on the property last Friday and discovered in my closing  disclosure I was going  to PAY for Title Insurance,  Settlement fee, title search fees and lean search fee which racked up about another 1k on top of my 15k of commissions. when I questioned why I was paying this my realtor said it that is this was normal practice for the seller to pay this??

Having to put down 20% knocks a large portion of Boston buyers out of the game.

A friend, using a small title company, received last-minute wire instructions from the "title company" and almost lost $52,000 when those instructions turned out to be fake and her title company rep's email had been hacked.

I would use your own title company, it's good to bring your own assembled team to the table @Jenny Stallings

I live in Ocean County and I haven't been able to find a title company to work with.

Should we pursue legal actions to get our money back if he dont give us the title?. 

I called Charter Title and they send me one.
