@Barbara Gordon I would suggest you go to your county foreclosure auction.

It is going into foreclosure, but the seller does not have any vested interest, so she is considering just letting it go.

I spent a few years helping family flip foreclosures (grunt work) so I'm pretty familiar with most basic repairs - Won't scare me away!

This was a foreclosure, I paid 54k and I believe I should have an easy 45k in equity in it, but I can't rent that one out as I need it for my family.

Also you can pay for Reonomy and find pre-foreclosures, foreclosures and lots of other types of situations.You can also call commercial banks and ask for the REO Dept or special assets manager and get a list of properties.
