Tenant has managed to pay rent every month (always right before late fee deadline and with late fee twice),  however - he keeps breaking other rules every 2nd month (some minor, some major - pets/noise/parking etc), which HOA keeps objecting and sending notices. 

FHA has higher fees, an upfront Mortgage Insurance Premium of 1.75% of the balance (rolled into the loan) and .85% MI.

You should still be able to claim all the deductions, etc. but you will likely be paying another tax prep fee. 

If they are having you make PITI payments and the rent does not cover this and fees are the owners sending you checks?

Question, whats a 15k option fee?

Should I add this to the overall rent when I market the unit, or should this be a monthly fee that is billed in addition?
