As always, I would suggest speaking with legal counsel to better assess the practicality of doing so, yet my suggestion would be to consider keeping the Ownership Interest the SAME as seen on the paperwork when you purchased the property (ie. 100% Ownership Interest in [Enter LLC Name here]) to avoid being flagged for suspicious activity and provoking the enforceability of the Due on Sale Clause.

If he not getting it or refusing to get it because the town flags issues that have to be corrected then you may know something is up.

I would also review this company and search for references as this is first time I have ever heard you can resolve it without quiet title which raises red flags to me

So - now I think that my file has been flagged for not disclosing a debt - which can result in an automatic loan denial or extreme scrutiny - and now - they are requesting CLEARED CHECKS for this private mortgage note, and will not accept the history or carbon copies.The problem is that the person we pay monthly is elderly (80's) and she requested that we mail a paper check every month on the 5th and she has always deposited the checks several at a time - as shown below.
