your correct there are about 12 companies that support all manner of this type of business most located in Utah... this is the way the business has always run  from the days of Carlton sheets dave del dotto  and all sorts of other motivational type speakers and presenters in many different fields. 

Mike:CAP rate is really not applicable to residential properties (1-4 units) as they are not valued based upon fiscal performance.

I hope I can add some value to the community as well as get some answers and support as I dive into my own investing.
