I can submit the lowest price HUD will consider, on the same day status changes.

Hopefully some day they’ll force listings to include cleaning charges in the rates.

Be on the lookout as there are numerous programs that do the same.

Build relationships and don't treat every person as a transaction, and these types of things won't happen to you.We lend to plenty of investors who use the same wholesalers time and time again and don't try to do any of these things because the numbers work for everyone.Build a quality book of business and none of these things will be issues.

Adding a day bed could allow it to be more of a flex space with a bed as those above have previously mentioned. 

Also have to remember this just prints the walls, you still have all the MEP rough in etc. to be done. 10+ years ago our stick built home was panelized and it took them a day to frame each floor.
