Final surprise: Higher Rent to Price ratios causes a negative impact on CRets!

After YEARS of analysis paralysis regarding rent and hold (with BRRRR in mind) my wife and I finally have plans to close this week or early next. 3/2 SFR. 

Not sure yet, but I'm hopefully that demand will change as the perception of this situation changes from doomsday prepping to the new normal.A final option is to sell one of your assets.

Getting something under contract now doesn't indicate a) final purchase price and b) construction and debt cost.

In areas with low risk, maybe lots of photos then the final best applicants take in person first choice, if declines lease, then go onto second choice, etc. one at a time and use safe practices.

I've listened to tons of podcasts, know my market, and am finally mentally ready to pull the trigger.

(I'm personally ok with extensions for a month or so regarding possession; although we've had quite a few borrowers treat us poorly prior to the pandemic, I think everybody should stay put until things settle down for everyone's sake.)Finally, I don't think people will be rushing to invest capital in note funds at least for the next couple of weeks or maybe months.

And we are waiting to hear from the final applicant.
